New Construction
New Construction Homes Bay Area Buyers Should Verify Before Touring
New construction can be a great fit for first-time buyers, but the real cost is rarely just the base price. Check upgrades, lot premiums, HOA, Mello-Roos, builder incentives, inspections, and timeline risk before you compare communities.
What to know before you tour
Builders set base prices, then add options
List prices are often the entry-level floor. Upgrades, lot premiums and structural options can add tens of thousands before closing.
HOA and Mello-Roos can surprise
New communities usually have monthly HOA dues, and some have special assessment districts (Mello-Roos / CFD) on top of standard property tax.
Incentives come with strings
Builders may offer rate buydowns or closing-cost credits if you use their preferred lender/title. Compare the total deal, not just the headline incentive.
Timeline risk
New homes can be delayed by permits, labor or materials. Make sure your rate lock, lease and backup plan match the builder's schedule.
Inspections still matter
Even with builder warranties, hire an independent inspection at pre-drywall and final walkthrough. Punch-list everything before closing.
Resale comps may not exist yet
Appraisals in brand-new communities can come in low because there are no comparable sales. Be ready for a gap between contract price and appraised value.
Builder pricing, availability and incentives change daily. Treat any listed prices as examples until you get a current quote from the builder or a local agent.
